长春市中心城区住宅价格中公园绿地的资本化效应评价

摘  要:
以长春市中心城区为研究区域,基于2016年30个公园绿地周边的2 623个住宅样本数据,从区位、建筑结构、邻里关系三个维度选取15个解释变量,构建住宅市场特征价格模型,定量评估了长春市公园绿地的资本化效应方向与程度。结论表明,长春市住宅单价与到公园绿地的距离呈负相关关系,到公园绿地的距离增加1%,住宅单价下降0.020%;长春市公园绿地对住宅价格的资本化效应不如杭州、北京、深圳等城市显著;解释变量对住宅价格的贡献程度为市级商业中心>轻轨站点>公园绿地>主干路;长春市公园绿地资本化效应的平均空间影响距离为1 km。

摘  要:
Taking central area of Changchun as the research area, we investigated 2 623 residential sample data around 30 parks and selected 15 explanatory variables to build a hedonic price model in three aspects of location,structure and neighborhood. The results showed that there is negative correlation between the house price and its distance from park green space.Increasing the distance of 1% to the park green space decreases the house price by 0.020%. The capitalized effect of Changchun parks was less than Hangzhou, Beijing, Shenzhen. Proximity to a central business district produces the greatest effect on housing prices, followed by distance to light rail station, park green space,arterial road. The average influence radius of Changchun park green space is 1 km.
