抚州市教育园区土地集约利用研究

摘  要:
在推进城市化进程中,城市的急剧膨胀形成了对土地资源的巨大需求,造成了经济社会发展中土地需求与耕地保护之间的矛盾日益加剧,而城市土地集约利用是缓解我国城市化快速发展中建设用地供需矛盾的有效手段,也是促进城市可持续发展的必然要求。该文以抚州市教育园区控规为个案,针对用地需求和供地之间的矛盾和问题,通过比较规划前后的城市土地集约利用潜力,进行土地集约利用研究。结果表明,抚州教育园区规划之后,建筑密度下降22%,综合容积率增加86%,合理地实现了教育园区城市土地的集约利用,完善城市土地集约利用的规划内容,可为同类城市控规及城市土地集约利用提供参考。

摘  要:
At present,the cities of our country are booming,the rapid expansion of which has aroused the strong demand of land resources,and the contradiction between the land demand and the farmland protection during the economic and social development,while the intensive utilization of land is the effective means to alle viate the contradiction between supply and demand of the construction land in the fast development of the urban ization,and the Inevitable requirement to promote the sustainable development of our country city.In view of the contradiction between land supply and demand,the paper take the Education park in Fuzhou city for exam ple to research the urban land use intensity based on the comparison between the Regulatory Plan before and af ter.The results show that,with the planning,the building density decreased 22%,while the comprehensive vol ume rate increased by 86% in the Education park in Fuzhou city,it reasonable realizes the intensive utilization of land in the Education park,improves the planning of city land intensive use and provides the reference for the similar regulatory plan and the intensive utilization of land.
