摘  要:
在对用于在商业地产投资中分析租金价格的传统的内部收益率模型分析的基础上,根据财务统计数据,分析了现实存在的影响因素,修改了内部收益率模型,并比较了传统的与改进的两种模型的数据处理结果,用实例分析说明了改进的股价模型能更准确地反映租金和IRR之间的分布关系,改进的模型有助于商业投资的决策。

摘  要:
Based on the analysis of the traditional internal earning rate model that was used to evaluate the rent price in commercial real estate investment and according to financial statistic data,the influencing factors of earning rate model were analyzed.The internal rate of return model was modified.Comparison on the data treatment results by two kinds of models of traditional and improved return rate models showed that improved stock price model could better reflect the distribution relationship between rent and IRR and was helpful for decision-making in commercial investment.
