摘 要:
收益还原法是海域评估中的重要方法之一,收益还原法的关键是纯收益的确定和还原利率的选取,还原利率的准确确定是海域评估中的重点和难点。本文在借鉴土地评估的基本理论和方法的基础上,从海域的实际情况出发,提出了适合海域评估的还原利率的确定方法。

摘 要:
Incoming capitalization is a method of price evaluation of sea area used,and determination of capitalization rate is key of the work.On the basis of theory and method of land price,the principles,the processes and the methods of capitalization rate of price evaluation of sea area used is brought forward in this paper.
