摘  要：
在东西方历史上普遍地出现过土地村社共有的份地制,但是在时代转折大潮的冲击下迅速土崩瓦解,虽然之后曾反复地复辟,也都以失败告终。土地村社共有的份地制严重阻碍了农业生产力的发展,已不适应时代潮流。当代中外农地制度实践说明,国有产权和私人永久租佃相结合的土地制度才是最佳选择。

摘  要：
The fen-land system of the village community common land had universally arisen in the eastern and western history, but quickly crumbled being pounded by the spring tide of the turning era. The system repeatedly came back, and came to nothing yet. The fen-land system of the village community common land had seriously hindered the development of agricultural productivity and been out of the trend of the times.The practice of the modern Chinese and foreign farmland system illustrated that the land system combining the national property right to the personal occupancy right is the best optimum.
