城中村改造中的城市土地集约利用问题探讨

摘  要：
通过对城中村和城市土地集约利用内涵的分析,阐述了城中村改造对城市土地集约利用的意义,指出了城中村改造中一些不利于城市土地节约利用的问题,如改造中注重对地的改造,忽视对人的改造,使得改造的社会效益彰显不足;改造缺乏整体规划,改造后土地利用效率低,可持续性集约利用实现程度差。针对这些问题提出对策措施,对提高城市土地利用效率,加快城中村改造具有理论指导和实践意义。

摘  要：
Through the analysis of urban villages and the content of intensive utilization of urban land,this paper indicated the significance of urban villages rebuilding to the intensive utilization of urban land.Some unfavorable factors for intensive utilization of urban land in the urban villages rebuilding are analyzed,including more attention to the land rebuilding but not to the humanization and the insufficient social benefit of intensive land utilization,lacks of overall planning for the urban villages rebuilding,intensive utilization is achieved in space.However the service functions are not promoted accordingly;intensive land utilization is low after urban villages rebuilding,which shows to be extensive in time aspect;the institutional resistance of public land ownership to the intensive land utilization in urban villages rebuilding;the evaluation of intensive land utilization in urban villages rebuilding etc.Related solution measures are given in the paper regarding the problems mentioned above whose researching results is of practical and theoretical significance for improving the urban land utilization efficiency as well as accelerating the urbanization process.
