收益法在灌木林、地合一价值评估运用中的研究

摘  要：
文章实践案例中的收益法是将评估林木资产的收获现值法与评估林地的期望价法二者的有效地整合,具有重要的理论基础及现实意义。该方法通过林木资产的小周期收益求取林、地资产无限期收益的价值,再由林地有、无收益限期评估值的转化公式,最终计算(或确定)有限年期林、地合一资产的评估价值。

摘  要：
The income approach in this study is a comprehensive method which combining present earning value method in evaluating forest assets and expected price method in woodland evaluation, the organically combination of the two method will have the important theoretical basis and practical significance.This method was to firstly calculate the forest land assets indefinitely income value through the forest assets of small periodic income, then to computation(or determine) evaluation value for a period by evaluation value transformation formula in which woodland have or no income deadline.
